How the figures are worked out

  • DLD fee. 4% of the price. The DLD schedule splits it between buyer and seller, but buyers often pay all of it, so this page assumes you do. Check your SPA or Form F. Source: DLD.
  • Admin fees (indicative). Ready: AED 520 (title deed, map, knowledge and innovation fees). Off-plan: AED 1,020 at booking (the developer's Oqood registration plus the knowledge and innovation fees) and AED 500 at handover for the title deed and map. Developers may add their own fees.
  • Trustee fee (ready only). AED 4,000 + VAT from AED 500,000, otherwise AED 2,000 + VAT.
  • Cash before handover. The booking deposit plus the instalments due during construction, plus the DLD and admin fees. The handover payment and any post-handover instalments are shown separately.
  • Five-year cost. The price, the fees and five years of service charges at the rate you entered. It leaves out mortgage costs, furnishing, utilities, insurance and any change in service charges.
  • No forecasts. This page does not estimate rents, yields or future prices, and it isn't advice. Off-plan payments should only go into the project's escrow account. Check the project's registration and the advert's permit on the DLD's services before you pay anything.
  • Outside Dubai, registration fees are different. Ask for the correct schedule.
